Bad

I wasn't told that the hotel was under renovation when I made my booking for Christmas. The whole hotel reeks of paint odour and the lift looks old and unreliable.
The staff at the reception spoke little English and was unhelpful and frown when asked for directions.
Although the room was huge with balcony and has a bathtub, it was rather dirty. The balcony looked uncleaned and unused for ages. Bed was too soft, cupboard was dusty and floor wasn't carpeted.
Location-wise, its near nothing except the tourist authority of Thailand (where the staffs there are more helpful and friendly) and further up, theres a temple up the hill where the Big Buddha is. It is about 10-15mins walk to Walking Street and 20mins walk to the beach.
Will not recommend it to anyone. Maybe it improve after renovation?!?

Not really for me

It's a budget hotel, so you get what you pay for.
The location is a bit out of the way from the centre of town and the beach, so if want to be bang in the centre of things, it might not be for you.
I was there in low season and most of the people staying there seemed to be from the Middle East and the Indian sub-continent. Maybe this is why there wasn't a great buzz or atmosphere, maybe not, but the people staying there weren't exactly the most sociable or friendly I have ever encountered. The staff were ok and were helpful enough, so no complaints there.
If I go back to Pattaya I wouldn't put this hotel at the top of my list.

One more attempt to stay may not be bad

The staff at reception had difficulties in understanding the English. Food was good in the restaurants and the staff were very good. We may have to think twice before booking there as it is under renovation as understood. The rates quoted on internet was different when booked in person.
